Selling your home can be a very stressful time. The period leading up to the home you have probably done upgrades & updating, added a finished basement, a new roof & so on. Now you need to determine what your home's value is and what the market suggests for price. In our initial meeting I really like to tour the house and gather all of the information I can about your home. Many agents would come into the first meeting with a price that they would suggest & I personally feel you have to know the house and what sets it apart from other homes before it is put on the market. 

At that time I set up a second meeting in which we can go over all comparative properties in your area. This maket analysis will go over the homes sold in your area recently. Those homes will suggest where your home would sell in today's housing market. At that time with you and the knowledge we have gathered from your home and others we will lock in the price. Once we have agreed on a price which your home would be listed on the market, we will get all of the necessary listing paperwork filled out and recorded. 

Where I Market Your Property

Your property will be listed on the Des Moines Multiple Listing Service (MLS), as a Showcase Listing,, AOL Real Estate,, & More. Most Real Estate brokerages in the area will do the same. 

I believe Social Media is a great platform for Real Estate & with over 90% of future home buyers starting their search online, this avenue will get more hits with search engines. I will market your property on my Facebook Business Page, Twitter Account, Linkedin, the local Patch websites, etc. Through these sites I can forward on to a wider audience to get more views from prospective buyers. 

I will also get professional photos of your home done for the listing. Not every photo is created equal & a great photograph of your home can create more traffic through your home to locate the perfect buyer. 

When a property is marketed with an agent's help, you do not have to allow strangers into your home. Agents will generally pre-screen and accompany qualified prospects through your property.

The negotiation process deals with much the same issues for both buyers and sellers, as noted above under the buying process. Your agent can help you objectively evaluate every buyer's proposal without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections and financing -- a lot of possible pitfalls. Your agent can help you write a legally binding, win-win agreement that will be more likely to make it through the process.

Monitoring, renegotiating and closing
Between the initial sales agreement and closing (or settlement), questions may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. Your agent is the best person to objectively help you resolve these issues and move the transaction to closing (or settlement).
